BPO SERVICES
Provide fast and accurate first or second BPOs to ensure our clients minimize lost revenues and properly prices their REO properties.
EVICTION/SURRENDER AND OCCUPANCY SERVICES
Provide an occupancy report upon request within 24 hours.
Cooperate with local courts, attorneys, sheriff’s offices, and locksmiths to ensure a quick eviction.
Negotiate “Cash for Keys” upon request.
PROPERTY PRESERVATION AND REPAIRS
WINTERIZE -Complete draining of all plumbing and heating systems including use of anti-freeze and sign postings.
LOCK CHANGES - All locks are keyed to specific key codes to prevent unauthorized entry.
Complete locksmith services are provided within 48 hours.
SECURITY - Secure and/or board-up property to FHA Guidelines.
LANDSCAPE MAINTENANCE - Including mowing grass and snow removal of all paved areas including sidewalks, driveways & patios.
DEBRIS REMOVAL/CLEAN OUTS - Removal and proper disposal of all debris, interior and exterior of the property.
Abandoned car removal services as well.
ROOF REPAIR/TARPING - Roofs are repaired or tarped to prevent further damage to the interior of the property.
RENOVATIONS – Recommend list of repairs, solicit bids, monitor repairs, and notification of satisfactory completion of repairs.
MARKETING
Market your properties in various media outlets including listing on local the MLS, direct mail, email, real estate websites including our own njuniversalrealty.com, and area newspapers.
THE OFFER AND PRESENTATION PROCESS
Screen potential buyers and make sure they are pre-approved and/or have proof of funds before any offer is submitted as well as advising you when we anticipate more than one offer so as to assist you in strategizing your responses in a manner that will allow for the highest sale amount.
Ensure that all contracts will be accompanied by any or all Addendums required by your REO guidelines.
THE CLOSING PROCESS
Closely monitor the Sales Contract times to ensure that all contingencies are released and/or complied with in a timely manner.
Will keep you advised of the process and if problems develop that may delay the close, we will notify you immediately.
